Schedule Development

Successful project scheduling begins with a base line schedule that all parties involved are committed to. From an accurate baseline schedule we can then make adjustments based on subcontractor performance, procurement, changes and construction methods.

  • Identifying a clients schedule objectives and expectations
  • Incorporate the procurement of materials into the schedule
  • Development of a baseline construction schedule
  • Development of a critical path schedule
  • 3 week look ahead schedules which are used as a tool in our monthly meetings to identify key milestones to our clients, consultants and subcontractors.

Budgeting & Estimate

Assemble a construction budget or bid that is complete, competitive, and represents to the client a figure they can depend on to complete the project.

  • Review drawings and specifications
  • Develop bidding strategy
  • Develop subcontractor bid lists based on scope of work
  • Prepare exclusions and qualifications list for appropriate bid packages
  • Prepare quantity take-offs for various bid packages
  • Conduct a preliminary site survey prior to bidding project and note site surroundings conditions and possible limitations
  • Prepare cost estimate with recommendations and options for the clients review
  • Assemble a construction budget that is complete, competitive, and represents to the client a figure they can depend on to complete the project

Cost Management

We are cost conscious of our client’s dollars.

  • Monthly cost reports followed by billing statements outlining specific cost milestones including current budget updates, cost to completion, percentage of project complete and cost projections.
  • Monthly or weekly project review meetings with all parties involved on a project including the architect and design consultants, owner, and contractor. These meetings ensure team alignment and help establish team summaries, detail project progression for the month and address key issues needing resolution.

Construction

The construction phase is ready to begin. Construction is not a white glove process. Building or remodeling your home is messy & at times chaotic. But it can also be very rewarding. This stage of the process requires a great deal of client communication and just plain hard work to produce results. We are experienced builders not project managers. We do not orchestrate from behind a desk or hide behind emails, you can find us on your project.
